We’re designed for agents who want to run their business on their own terms, without sacrificing compliance, support, or professionalism.

A 100% commission real estate brokerage allows agents to keep 100% of the commission they earn on each transaction. Instead of splitting commissions with the brokerage, agents pay a flat fee per deal or a fixed cost structure for brokerage services.

Other 100% commission brokerages focus primarily on minimizing overhead, Polaris & Co Realty takes a more structured approach. We prioritize systems, compliance, and operational consistency—implementing tools like SkySlope for transaction management along with proprietary brokerage systems, plus forms access to ensure agents remain organized, compliant, and audit-ready. Rather than operating as a bare-bones platform, our model is designed to provide a professional, efficient, and well-supported environment for independent agents. The goal is not just to reduce costs, but to build a brokerage infrastructure that truly helps agents operate independently, confidently, consistently, and with long-term protection.

Our standard affiliation rate is $499 per month or $5,389 per year when prepaid, reflecting a 10% annual prepayment discount.For a limited time, we are also offering a Founding Agent opportunity. Eligible founding agents may lock in a reduced affiliation rate of $299 per month or $3,229 per year when prepaid, also reflecting a 10% annual prepayment discount. This limited-time pricing is available only while founding agent positions remain available.

We charge a flat $749 fee per transaction side on standard real estate deals. This fee is paid at closing, so there are no upfront costs to get started. In certain situations, additional fees may apply depending on transaction complexity or specific services required. These are always clearly communicated in advance.

SkySlope is a widely used, industry-leading professional transaction management platform used by real estate brokerages to manage, track and archive contracts, documents, and compliance throughout the lifecycle of a transaction. Access to Skyslope is included as part of your brokerage affiliation. At Polaris & Co Realty, all transactions are handled through SkySlope, where agents upload and organize documents, track deal progress, and ensure everything is properly documented. Each file is reviewed for compliance by the broker, helping ensure that transactions meet all regulatory and brokerage standards. SkySlope also provides built-in structure and organization with integrated forms and digital signature capabilities, helping agents stay efficient, reduce errors, and maintain complete, audit-ready files. The platform offers 24/7 technical support for system-related questions and a full library of training modules. This allows you to manage your transactions professionally while operating independently.

Real Geeks is a widely used real estate CRM and lead generation platform designed to help agents generate, manage, and convert leads into clients. Access to the Real Geeks CRM is included with your brokerage affiliation. It provides an all-in-one system for tracking contacts, managing communication, and organizing your pipeline, helping you stay engaged with your database. The platform includes tools such as automated email and text follow-up, lead tracking, and marketing features to help you capture and nurture potential clients over time. While Real Geeks provides the tools to support lead generation, agents are responsible for setting up and managing their own marketing and lead generation strategies.

Yes. All agents affiliated with Polaris & Co Realty operate as independent contractors, not employees. This means you are responsible for managing your own business, including scheduling, expenses, and taxes. Agents typically receive a 1099 for income reporting purposes.

Yes, Polaris & Co Realty is a full-service brokerage, providing compliance oversight, transaction management, and the systems needed to operate professionally. However, our model is built for independent agents, so while you receive full brokerage support, you operate your business with a high degree of autonomy.

No, the brokerage does not require you to subscribe to an MLS. Certain off-MLS transactions—such as private sales, referrals, or specific investor deals—may not require MLS access. However, MLS access is typically necessary to list properties, access market data, and operate as a traditional full-service agent representing buyers and sellers. In Massachusetts, MLS PIN serves a large portion of the state and is one of the primary multiple listing services used by real estate professionals. Agents may subscribe to MLS PIN through their brokerage affiliation. If you choose to subscribe, you will be responsible for all MLS dues and fees, and must comply with MLS PIN’s rules and regulations.

No, you are not required to become a Realtor®. Polaris & Co Realty LLC is not a Designated Realtor® office. However, you can still subscribe to MLS PIN through your brokerage affiliation, as Realtor® membership is not required for MLS PIN access.

In certain situations—such as more complex transactions or additional services—there may be additional fees. These are clearly outlined in advance, so you always know what to expect.

We have a qualifying production expectation of two closed transactions within your first 12 months. A cost recovery fee may apply if only one transaction is completed during that time. No fee applies if: You complete zero transactions You meet or exceed two closed transactions You prepay for an annual membership You have been with the brokerage for more than 12 months This structure helps offset onboarding and support costs while remaining flexible for different agent business models.

In addition, SkySlope offers 24/7 support to assist with platform-related questions and technical needs.

Compliance and paperwork are handled through a structured process designed to ensure accuracy and regulatory compliance. All transactions are managed through SkySlope, our transaction management platform, where documents are uploaded, organized, and tracked. Each file is reviewed for compliance by the broker before completion, ensuring that all required documentation and standards are met. This system allows you to manage your transactions efficiently while maintaining full compliance with brokerage and state requirements.

Yes—agents are responsible for generating their own leads. We provide tools to support your business, including Real Geeks platform, with IDX integration, CRM and lead generation, which can be used to capture and manage leads. However, we do not operate a brokerage-driven lead distribution system. This model is designed for agents who want full control over how they build and grow their business

We provide onboarding to get you set up with the brokerage, systems, and compliance requirements. This includes execution of your independent contractor agreement, review of brokerage policies, and access to the tools and platforms used to manage your business and transactions. Agents have access to support, including SkySlope’s 24/7 technical support, training videos, and Real Geeks support, in addition to broker support. We do not currently offer a structured training program for brand-new agents. Our model is designed for independent agents who are comfortable managing their business, while leveraging the brokerage for compliance, systems, and infrastructure.

Yes—our model is designed specifically to give you full control over how you run your business. You manage your own schedule, clients, lead generation, and workflow, while using the brokerage for compliance, broker supervision and review, transaction management, and core systems. This structure allows you to operate independently, without the constraints of a traditional brokerage, while still maintaining a professional and compliant foundation.

Yes. Polaris & Co Realty provides agents with full access to the Greater Boston Real Estate Board (GBREB) forms library through our brokerage license—so you can use the industry-standard forms without needing to become a GBREB member yourself. In addition, we include all required Massachusetts disclosures, along with our internal brokerage forms, addenda, and disclosures to ensure you have everything you need to stay compliant and operate efficiently.
